The Sovereign Real Estate
The Conviction
West African cocoa farmers are converting their land to sand mining operations in 2026. At the same time, in Antioquia and Quindío, Colombian coffee farms are being listed as integrated commodity-plus-residence-plus-regulatory-arbitrage packages to foreign buyers. Consensus reporting frames these as two unrelated stories. They are one story.
The story is a territorial repricing event now visible across the Global South. Some jurisdictions compound commodity premium, regulatory premium, and lifestyle premium simultaneously. Other jurisdictions watch all three collapse. The divergence is happening in the agricultural ledger right now, in real time, and the window during which a sovereign operator can position on the compounding side of that divergence is shorter than the consensus timeline would suggest.
Colombia's Proyecto de Ley 238 de 2025, currently under consideration, would restrict foreign ownership of rural agricultural land. The bill has not passed. The election cycle and its political aftermath will determine whether it does. The operator who reads this correctly positions before the vote, not after it.
